Note that we are located on the 2nd and 3rd floors of the building and there is no lift/elevator, but staff will help you with your luggage.

Edinburgh Airport is located 8 miles (13 km) west of the Edinburgh City Centre.
To and from Edinburgh Airport:
Airport Express Bus Service (no. 100)
This express bus service runs from Edinburgh Airport to Waverley Bridge (near Princes Street and the main rail and bus stations) in Edinburgh City Centre.
Buy tickets in advance online, from the VisitScotland desk by UK Arrivals in the airport, at the bus stop, or from the driver
Frequency: Every 10 minutes.
Journey time: 25 minutes approximately to Edinburgh City Centre (Princes Street Stop).

Q. Do you have parking at No 53?
Due to our city centre location we do not have our own parking. However, there are a few options if you choose to drive to us.
There is a multi storey car park about 0.5 miles from us, this is secure parking and costs about £21/24 hours, click here for more information.
The on-street parking restrictions in the city centre are from 8.30am-6.30pm, during this time you can park your car for up to three hours using the ‘pay and display’ parking bays.
About 1 mile from us there is free on-street parking, this is not secure parking.
Outside No 53 there is a loading bay, when you arrive you may park here for 5-10 minutes to unload luggage, we can then advise you of your best parking options, and show you parking locations on a map.
Edinburgh is a small city with great public transport, so you are unlikely to use a car while you are here, to avoid costly parking we usually suggest guests collect a car on the day on departure.

Q. Can I check in late?
Yes, you can check in late. Check-in is fully remote, so please double check your check-in instructions and make sure you understand them fully before arriving.  If you are arriving after 9pm please try to be quiet to avoid disturbing other guests.

Q. Can I check in early?
Our check in time is 4pm. We will try to accommodate early check in where possible, and you will get a message through your booking platform when your room is ready.

Q. Can I check out late?
Our check out time is 10am, sorry we don’t offer late check out.

Q. What is the difference between a Guesthouse/ B&B and a hotel?
We are a B&B or Guesthouse, this means we are much smaller and a little less formal than a hotel.

Q. What is an ensuite room, and a ‘separate bathroom’?
We have 16 rooms, one room has a ‘separate private bathroom’, this means the bathroom is private to the bedroom but across the hallway, from the bedroom.
An en-suite shower room is inside the room.

Q. Do you have an elevator/ lift?
No, we don’t. We are located on the second and third floor of a traditional Edinburgh building, unfortunately they didn’t think to include space for a lift when our home was built over 230 years ago!

Q. Is breakfast included?
Breakfast is an optional extra, provided by our partner restaurant Rabble – who offer an incredible menu with everything from full Scottish breakfasts, cinnamon french toast to seed & nut granola.
The link to book our special rate will be provided once you’ve made your reservation.  Rabble is next door to the Guest House.

Q. What TV channels are in the rooms?
All UK digital freeview and full Sky Satellite Entertainment, Sports & Cinema TV Package in all rooms.

Q. Is there internet access/WiFi at the Guesthouse?
Yes, we have Ultrafast Virgin internet access that is available throughout the B&B, we will provide you with the login information on your arrival.

Q. What is you no smoking policy?
We run a no smoking policy throughout our Guesthouse, as does every public place in Edinburgh and across Scotland.

Q. What local amenities are available?
The nearest banks are a short walk from the Guesthouse, HSBC and TSB are located on Hanover Street, the Bank of Scotland and Nationwide are just a couple of minutes walk away, on George Street.
The closest convenience store is the Co-op on Frederick Street.
If you’re in need of a chemist, the local chemist is Boots on Princes Street.
For dining, Rabble Taphouse and Grill are conveniently on the bottom floor of the B&B and our Rabble Partnership means that B&B guests can receive a 10% off all food and drink in the restaurant. If you’re looking for something a bit different, there are excellent independent restaurants just round the corner on Thistle Street. There’s a number of restaurants and eateries located across Frederick Street so when you stay at our B&B you won’t be short of options for eating out.
The closest bar and pub include The Queens Arms which is located on Frederick Street. There is also Fingers Piano Bar, this is located close by to the B&B and is open till late.

Yes, we are family friendly and accept group booking. We have two family and three triple rooms available. For best rates book through our website.

Q. What is your cancellation policy?
Full Refund: Cancel within 48 hours of booking and at least 14 days before check-in.
50% Refund: Cancel between 7 and 14 days before check-in.
No Refund: Cancellations made less than 7 days before check-in.

No. 53 Frederick Street, Guesthouse in Edinburgh City Centre, is situated on the second and third floors of an original Georgian townhouse dating from circa 1820, in the heart of Edinburgh’s New Town.
We are always on hand to give recommendations and advice on the best places to visit, eat and drink in Edinburgh.
The cosy and friendly Guesthouse is just a minute’s walk from Princes Street, with stunning views of the New Town, Princes Street, and, from some rooms, Edinburgh Castle. This is an elegant and spacious guest house, typified in the welcoming open hall with feature bow wall and staircase to upper floor.
The Guesthouse in Edinburgh has the added bonus of offering easy access to Edinburgh Airport and major road and rail networks. Waverley Railway Station and St. Andrew Square Bus Station are both within ½ a mile. The Edinburgh International Conference Centre is also easily reached by foot or a short taxi-ride from our Edinburgh guest house.
