The Coach House is an inviting and cosy cottage with a costal theme. It is laid out in an upside-down format and has a private terrace area which is great for BBQs. Accommodating up to 6 guests in three bedrooms, with two bathrooms, it is a proven favorite with both families and groups of friends.

The loft is a cosy one-bedroom apartment above the garage of the main house. It is beautifully furnished and fully equipped. It can sleep up to 4 people in a king size bed and a sofa bed.

Eucalyptus Lodge is our Luxury Accessible Lodge which is fully insulated for year round use. It sleeps 4-5 people in two bedrooms (twin & king), and is fully wheelchair accessible.

[H1] Orchard Lodge
Orchard Lodge is tucked discretely into the apple orchard. Its aspect ensures that it benefits particularly from the morning sun which floods the expansive deck. Great for morning coffee. The deck is nestled in the tree canopy and has direct but gated access to the hot tub. As a consequence, we have found that the lodge is a particular favorite of families with younger children. As with all our lodges, Orchard offers a comfortable and private sanctuary for up to 6 guests.

Magnolia Lodge is nestled on the side of the valley and tucked in between a variety of mature trees which envelope the hot tub deck. The south facing covered deck which benefits from the late afternoon sun offers stunning views across the valley and American Garden. Magnolia offers a comfortable and private sanctuary for up to 6 guests.

Cedar Lodge is positioned in a secluded spot at the end of the estate with breath taking views between the trees to the fields beyond. Named after the huge 150 year old Cedar tree in the American Garden, over which it looks, this lodge is a firm favorite amongst couples and families alike. It also benefits from a south facing covered deck which is great for socialising. As with all our lodges, the Cedar offers a comfortable and private sanctuary for up to 6 guests.

[H3] Travelling With Dogs
We welcome well behaved dogs to Lower Coombe Royal. With miles of countryside walks on the doorstep and dog-friendly beaches accessible just a short drive away, it’s the perfect holiday base for the whole family – humans and canines! Please note that if you would like to bring your dog, there is an additional charge of £25, with a maximum of two dogs allowed.
We pride ourselves on the cleanliness and condition of our properties and want all our guests and their dogs to enjoy their stay. We hope you understand that we have introduced a few rules to help ensure this is the case. We kindly ask that you carefully read the following and agree to the conditions before bringing your dog.
[H3] Please:
· Do not leave your dog unattended in the property at any time.
· Do not let your dog inside the property if your pet is wet, sandy or dirty. Please clean and dry your dog before allowing it into the property. We have provided a hose for this purpose (although you do need to bring your own dog towels please).
· Do not use the bath towels to dry your dog.
· Bring your own dog bed. Dogs are not permitted on any of the furniture and they should not go into the bedrooms and on the white bedding! This is very important as some of our guests have allergies.
· Clean up any dog mess from the gardens or woods. We often have children staying at Lower Coombe Royal who enjoy playing carefree in the garden. We have provided bags and a small bin outside for your use.

It offers you peace and tranquility, as well as adventure, in our 8 acres of beautiful gardens and woods. Lower Coombe Royal has been our home since 2017 when we moved to Devon from Beaconsfield.
We live on site with our three children, lots of chickens and some wonderful ducks!!
​We are always around (apart from when we are at the beach) should you need help with anything, otherwise you will be left in peace to enjoy your time away from the hustle and bustle of your normal life!!

[H2] The grounds at Lower Coombe Royal
Located in a private, environmentally protected valley, our eight acres of gardens and woods are large enough to be both a peaceful haven and a safe, natural adventure playground.
[H2] Gardens
Our extensive gardens and woods make staying at Lower Coombe Royal a unique experience for all our guests. The gardens have more than a hundred varieties of red, pink and white camellia and many rhododendrons - some over 50 foot high! In the woods you will find a wonderful collection of native trees as well as silver fir, eucalyptus, a Japanese elm, a Judas tree, an enormous Magnolia and a huge Thuja. There is always something to catch the eye throughout the seasons, from winter berries to spring bulbs and apple blossom, summer flowers to flaming autumn Japanese maples.
The gardens and woods are full of wildlife - a resident buzzard, deer and fox families, rabbits, squirrels, woodpeckers, owls and jays as well as waterfowl by the ponds and the spotted flycatchers near the Royal House. A series of paths take you on an ever-changing journey around the grounds, from the formal garden to the lawns, the orchard and the woods, to the American Garden and the ponds, it's truly a voyage of discovery.
You can enjoy a peaceful stroll around the grounds, relax in the water gardens and enjoy watching the birds and ducks to the sound of the stream running by, or simply sit on one of the wooden benches dotted around the gardens, soaking up the views and seasonal colour.

Although historic, our gardens are there to be enjoyed by everyone, including children, so there is an area for ball games as well as a play area with a climbing frame, a Wendy house, a trampoline and a table tennis table. The 'Rain Forest' is a natural adventure playground for children - and adults too! There are trees to climb, dens to build and a tyre swing hidden in the woods.
[H2] Nature Trail
Our grounds are full of wildlife, so if you are a keen bird and/or animal watcher, you will not be disappointed! Wildlife Wonders produced a fascinating report for the previous owners, complete with photos, on the flora and fauna in our gardens which guests can use as a guide. If you are awake early (or up late), then you will hear our resident owls and perhaps the fox. Later in the day as the thermals improve, our resident buzzard will call to her young across the valley. Recently, she was spotted eating a slow worm on our drive! You will also hear the rhythmic knocking of the woodpecker, the spotted fly catcher can be seen nearer the main house and all sorts of ducks, frogs and other creatures can be found around the ponds.

Lower Coombe Royal is well-known for its American Garden, which was laid out by John Luscombe in about 1840 as an addition to the garden of his house, Combe Royal, located further up the hill. We have compiled a short history of the gardens giving more details of the unusual plants and tree specimens to be found here and our ongoing restoration of the gardens.The gardens are what Lower Coombe Royal is historically known for and they are full of interesting and rare plants, shrubs and trees. We are slowly bringing the gardens back to their former glory, with the help of our garden manager, Graham Fairleigh. We are slowly opening up areas and leaving alone others so adding to the ecological niches as well as enhancing access for our guests, especially for the younger ones!Read More History
