Semantic Coherence — The Lens

Pull the main entities out of the H1, then check whether they actually recur through the body. A page that announces one thing and then talks about another drifts. Headings with no real sentences underneath read as pseudo-substance.

Semantic Coherence Homepage promise vs. Sub-page reality.
18 Impact Weight: 20 / 100
90% Reputation

There is minimal semantic drift between the homepage signal and sub-page substance; the hero section promises specialist housing disrepair services and the sub-pages deliver exactly that. The messaging is highly consistent regarding the exclusion of private landlords, reinforcing the ‘Specialist’ claim. The only minor drift is the ‘Reviews’ page (slot_rank 3), which is functionally empty (41 characters) and fails to support the homepage’s claim of multiple reviews.

Semantic Coherence is read from the heading hierarchy first: what each page announces in its H1 and headings, then whether the body actually delivers on it. Below is the structure the engine mapped, followed by the clean text to check for drift between promise and reality.

🏗️ Semantic Structure — heading hierarchy & page identity (the promise the page makes)

[H3] When can I make a housing disrepair claim?
When you take up rented accommodation through a housing association, through social housing or through a local authority, your landlord has a duty to provide a reasonable standard of living. This means the property should always:
Be fit for human habitationHave functioning utilities and fittingsBe safe and secure to live inIf a problem develops with the property that starts to compromise any of the above factors, then you are entitled to report the problem to your landlord, and they should resolve the issue free-of-charge.
This is a basic responsibility of the landlord and they should not charge you for any of this work. If a reasonable period has elapsed and you have given the landlord adequate time to carry out the work and resolve the issue, but they haven’t and the problem still exists, then at this point you can start a housing disrepair claim.
Some of the common housing disrepair claims we can help with are:
Damp Problems
Mould Problems
Internal Damage
External Damage
Water Leaks
Structural Issues
Faulty Heating
Faulty Electrics
Infestations
We can help you if you are renting your accommodation from a housing association, through social housing or through a local authority. Please note, we cannot accept private landlord / property claims.

In order to fulfil their duties as a landlord, they must manage and maintain the following:

Alarms – security, fire and other safety alarms
Safety – gas appliances, electrical safety, any ventilation systems
You are entitled to report any problems with these above items and to expect the landlord to repair or resolve them free-of-charge. If they do not and the problems stay unresolved or deteriorate further, you may be eligible to make a claim.

Do the features/items not repaired need to be included in my tenancy agreement?Web Admin2023-03-31T12:04:37+01:00
[H4] Do the features/items not repaired need to be included in my tenancy agreement?
No, your landlord has a basic duty to provide a property that is fit for human habitation, has functioning features and is safe and secure. None of this needs to be specified in your tenancy agreement because it is the landlord’s legal responsibility.
How much will it cost to make a housing disrepair claim?Web Admin2023-03-31T12:04:56+01:00
[H4] How much will it cost to make a housing disrepair claim?
It will not cost you anything to make a housing disrepair claim with Legal HD. We make no upfront charges. If you win the case then we will deduct the fee for our services from your compensation reward, and this amount will be specified before any work commences. If you lose the case, we make no charge for our services. This is known as a ‘conditional fee agreement’.
If I have caused damage to the property can I make a housing disrepair claim?Web Admin2023-03-31T12:05:17+01:00
[H4] If I have caused damage to the property can I make a housing disrepair claim?
No, if the fault or repair need that you have reported is a result of your negligence or your unreasonable behaviour, then the landlord is not liable to resolve this issue. The landlord may choose to carry out the repair but they are entitled to charge you for it. This should be stipulated in your tenancy agreement, because both the landlord and the tenant have a duty to maintain the property through reasonable behaviour.
How long after reporting the problem do I have to make a housing disrepair claim?Web Admin2023-03-31T12:05:45+01:00
[H4] How long after reporting the problem do I have to make a housing disrepair claim?
You can file a housing disrepair claim while you are still living in the property, ie. while the tenancy agreement is still valid, but you can also file a claim after the tenancy agreement has ended and you have moved out of the property. However, you have a maximum of six years to make the claim, from the date that you first reported it. And if you suffered a personal injury as a result of the reported problem not being resolved, then you have a maximum of three years to file a personal injury claim. In such cases where significant time has elapsed, of course it is very important that you have recorded all dates and details and have photographic evidence of the original problem relating to what you are claiming for, and its consequences.
Can the landlord charge me for carrying out the repairs?Web Admin2023-03-31T12:06:05+01:00
[H4] Can the landlord charge me for carrying out the repairs?
No, if you have successfully won a claim for housing disrepair and the landlord has been forced to resolve the issue on your property, they cannot charge you for this work. If you have reported a problem that is outside a landlord’s basic responsibilities, they may choose to carry out this repair, but you cannot make a claim if they don’t carry out this work, and the landlord is entitled to charge you for the work if they choose to do it.
How much compensation will I receive?Web Admin2023-03-31T12:06:24+01:00
[H4] How much compensation will I receive?
There is no set amount stipulated for housing disrepair claim compensation, and it will be calculated on an individual case basis, using a basic criteria such as:
How much your rental charges are for the accommodation
How bad the disrepair has deteriorated since you first reported it
How badly it has affected you
How long the issue has remained unresolved since you first reported it to the landlord.

[H3] What does no win, no fee mean?
No win, no fee essentially means that if you don’t win your housing disrepair compensation claim, you won’t have to pay your lawyer’s legal fees.
It is a way of enabling you to make a claim for compensation, when you might otherwise not be able to afford to, so it reduces the risk to you.
The no win, no fee system was introduced in 1995 to give people less well off an opportunity to pursue a claim for compensation, where previously, even if they had a good case, they would have been unable to afford to pay the legal fees to do so.
That means any fees we incur would be recovered from the losing party.
The legislation was further updated in 2013 and you, the claimant, may now be required to pay a proportion of the legal costs, which usually comes out of the amount of compensation awarded.
[H3] Will you always take on no win, no fee cases?
At Legal HD we will always speak to you first to find out more about your housing disrepair case. You must live in a social housing, housing association or local authority property, and there will be certain criteria that will need to be met, for your claim to have a good chance of success.
If, after we have reviewed the details of your claim, we think you have a strong case, we will discuss the next steps with you.
[H3] What are the benefits of a no win, no fee agreement?
Because any costs or fees are agreed up front, it means you know what to expect and you won’t have to pay any unexpected bills if you win your case, so you have total peace of mind.
Also, as no win, no fee solicitors, we don’t make anything if your case doesn’t win, so we will always work hard to ensure you get the best possible outcome for your housing disrepair claim, which in turn means we receive payment for our services.
We will also be completely open and honest with you about the chances of success of your compensation claim, and if we don’t think you have a case, we will tell you.
[H3] How much of my compensation will you take to cover the legal costs?
If we decide to take on your case, we will agree a percentage of the compensation with you, at the start of the process, so you don’t get any surprises. The percentage we can take to cover legal costs is capped, which means you will still receive the majority of your compensation.
So whether you have had issues with mould, damp, infestations, external damage, internal damage, faulty heating or other housing disrepair issues, your first step should be to contact us to discuss your case. We can help you determine whether we think you have a chance of winning and if you are eligible to claim on a no win, no fee basis.
