you change it is set out in law. A rent review is the calm,
evidence-led way to get there: we look at what comparable homes are
actually achieving, weigh the condition of your property, and make
sure any increase follows the correct route. No pressure, no jargon,
and no figures plucked from thin air.
Know the rules
[H2] Rent increases in Wales: the ledger
On a periodic standard contract, the Renting Homes (Wales) Act 2016
sets out exactly how rent can be increased. Here are the rules, set
down plainly.
Ref The rule What it requires Rule 01 Prescribed notice Rent increases on a periodic standard contract must be served on the correct prescribed form. An informal letter or message isn't enough. Section 104 rent-variation notice Rule 02 Notice period The contract-holder must be given a minimum of two months' notice before the new rent takes effect, so they have time to plan or respond. At least 2 months Rule 03 Frequency Under the statutory route you can normally only raise the rent once in any twelve months - repeated increases inside that window aren't permitted.
