[H3] What is the SEAI Window and Door Grant?
The new SEAI grant is part of the Better Energy Homes Scheme and allows for energy upgrades in many homes making them more comfortable and energy efficient. Grants for windows and doors were previously only available for homes undergoing deep retrofits. Now, eligible homeowners will be able to apply for a stand-alone grant of up to €4000 for the installation of energy-efficient windows and up to €800 per energy efficient door (max 2). This new grant is designed to make upgrades more accessible for more homeowners.

On Monday 2nd March 2026 the SEAI opened applications for stand-alone window and door grants. Just click on the headings below to learn all about the SEAI stand-alone window and door grants.*Terms and conditions apply. Full criteria can be found on the SEAI website.Source: Seai.ie (Information accurate as of 27th March 2026)To qualify for grant payment once works are complete, your home must meet all the conditions of the grant in the post work BER. These requirements must be achieved for SEAI to approve and pay your grant. Upgrading the windows and doors on their own may not be enough for the home to achieve the required post-works standards. You may need to consider additional insulation measures such as attic or wall insulation. The grant application is managed directly between the homeowner and the SEAI, and it is the homeowner’s responsibility to ensure that all scheme requirements are fully met to qualify for the grant.

[H3] Eligibility: Who Qualifies for the SEAI Window and Door Grant?
[H4] Check if you are eligible first
The house must be built and occupied prior to 2011The house must have good attic and wall insulation. See below to understand what 'good' meansYou must be replacing existing single or double glaze windows with high performing windows (1.4W/m2K or better)You must be replacing inefficient doors
[H4] How will I know if my home has good attic and wall insulation?
Check past upgrades. If the home previously received SEAI grants for attic and wall insulation, then good insulation is in place.Check your existing BER. If your existing BER has an Advisory Report check to see if your attic and wall insulation is 'Good' or 'Very Good'. You can find your existing BER certificate and advisory report on the national register. You will need your MPRN to access your BER.If you still don't know if your attic and walls have good insulation, get advice from a BER assessor. A BER assessor will look at the older BER's or perform a pre-work BER assessment. If they indicate you need to upgrade either attic or wall insulation, then grants are available from SEAI for these measures.At Senator Windows we recommend that all customers have a valid BER in place (issued within the last five years) prior to installation to ensure grant eligibility. As a post‑works BER is required in any case, it is best to complete the pre‑works BER in advance.
[H3] SEAI Grant Payment Criteria
A post-works BER is required after new windows and doors are installed, and this is grant-aided. Homeowners may choose a combined pre- and post-works BER service.New windows and doors meet the required U-values (1.4 W/m2K, or better). This is confirmed on the declaration of works form signed by the contractor and homeowner.The property must meet a Heat Loss Indicator (HLI) value of 2.3 W/ K·m2 or better OR the attic and walls are noted as “Good” or “Very Good”. This indicator will be in your post-works BER Advisory Report.There must be adequate ventilation in place and it is the customers sole responsibility to ensure that this requirement is met in every habitable room.

Choose how to manage your upgrades. You can either:Apply yourself. Apply for the grant and manage the upgrade using a registered contractor such as Senator Windows. The grant is paid directly to you once the works are completed.Use a One Stop Shop to manage the upgrade. The One Stop
Shop applies for the grant on your behalf and looks after the upgrade from start to finish. With this route, the grant is deducted upfront from the cost you pay the One Stop Shop.

Can I get an SEAI grant for new windows and doors?
From 2nd March 2026, the SEAI provides stand-alone grants for energy-efficient windows and doors. Your home must meet minimum energy performance standards and full criteria can be found on the SEAI website.
How much is the SEAI grant for windows and doors?
The grant amount depends on your home type (apartment, terraced, semi-detached, or detached). There is maximum contribution of €4000 for windows and a separate amount of €800 for external doors (max 2). The grant contributes toward the cost but does not cover it in full.
Are SEAI window and door grants means tested?
No, the SEAI stand-alone grants for windows and doors are not means tested. Eligibility is based on your property and the upgrade, not your income.
Do I need insulation before I can get a window or door grant?
In many cases, yes. The SEAI requires homes to meet a minimum fabric efficiency standard, which often means attic and/or wall insulation must be already in place or upgraded before windows and doors can qualify.
Can SEAI grants be claimed more than once?
Yes, in some cases. You may apply for SEAI grants for different eligible upgrades, provided you meet the scheme rules and maximum limits.
Is it worth replacing 20-year-old double glazing?
In most cases, yes. Modern high performing windows are significantly more energy- efficient and can improve your comfort and home’s BER, reduce heat loss and lower consumption means lower bills.
